Where do the leads actually come from?
County records. Tax assessor delinquent lists, pre-foreclosure court filings (NOD / lis pendens), probate court filings, and code violation lists. All public, all refreshed daily. We do the boring work of scraping, deduplicating, and matching addresses across lists so you don’t.
How is this different from PropStream?
PropStream is a database — millions of records, you do the filtering. Deedfox is a daily delivery — your best leads per market, hand-ranked, with scripts. If your job is researching, use PropStream. If your job is closing, use Deedfox.
What if there aren’t enough motivated leads in my market?
We won’t sell you the Starter plan if your market is too thin. We’ll tell you upfront and suggest a nearby metro. Pro and Plus include multiple markets so you can stack coverage.
Do I have to skip-trace separately?
Not on Pro and Plus — skip tracing is bundled. On Starter, you’ll get the owner name and address; you’d use BatchSkipTracing or similar for phones (~$0.10 per number). We may bundle it into Starter later.
Can I cancel anytime?
Yes. One click in the billing portal. No phone calls, no retention specialists. Your trial doesn’t auto-convert if you don’t add a card.
Is there a refund if I don’t close a deal?
Yes. If you’re on a paid plan and don’t close a deal worth at least 10× what you paid in your first 60 days, we refund the full amount. Email us and it’s done.
